Many villas which are being built now have air conditioning, marble flooring and many other luxury facilities,
Villas tend to have a private garden and swimming pool, but cost slightly more too maintain if the property is empty for most of the year.
If you purchase a villa set within a complex you will find it has share facilities like apartments within the same complex and are usually easier to rent.
